Prime Minister Narendra Modi inaugurated the Haryana section of the Dwarka Expressway on March 11. This development is anticipated to enhance traffic flow and alleviate congestion between Delhi and Gurugram on NH-48. Real estate analysts suggest that the Dwarka Expressway has recently emerged as a significant residential hub in Gurugram, with future expectations of commercial and retail projects, along with premium residential properties. Moreover, housing prices are likely to see an upward trend now that the expressway is operational.
The Haryana section of the Dwarka Expressway, constructed at a cost of approximately ₹4,100 crore, comprises two packages: the 10.2-km stretch from Delhi-Haryana Border to Basai Rail-over-Bridge (ROB) and the 8.7-km segment from Basai ROB to Kherki Daula.
This expressway will offer direct connectivity to the IGI Airport in Delhi and the Gurugram Bypass, providing an alternative route between Delhi and Gurugram to alleviate traffic congestion.
The emergence of residential clusters along the Dwarka Expressway has been facilitated by improved connectivity between Delhi and Gurugram. Notably, in 2023, a significant number of housing units were sold in this submarket, indicating growing consumer confidence in under-construction projects.
Additionally, the Dwarka Expressway-New Gurgaon cluster has become a hotspot for premium residential launches, with a substantial increase in housing units launched in recent years.
Furthermore, substantial land acquisitions and joint development agreements have been made by real estate developers in this submarket since 2022.
The operationalization of the expressway is expected to boost demand for real estate in the region, particularly from end-users seeking modern amenities and enhanced lifestyle options. Consequently, property prices in the area are projected to rise, with new luxury projects anticipated to be launched at higher rates.
Moreover, commercial properties are also expected to witness increased traction in the future, contributing to the overall growth and development of the region.
With the completion of the expressway, there is optimism among stakeholders about its positive impact on various asset classes and the potential for future developments in the commercial, retail, and residential sectors along the Dwarka Expressway.
